Restrictions on Vacacion Properties in Spain
In an attempt to facilitate protection to the hotel sector in Spain, the national government has delegated to the 17 “autnomous regions” (similar to states in a federal system) the ability to individually regulate vacacion rentals by propoerty owners. This has created a disparate regulatory environment and, in some cases, very restrictive regulations, not to mention uncertainty for property owners or potential purchasers. The “Defensora del Pueblo”, Spain’s institutinal ombudsman with supervisory powers, has reaised issues with some of these regulations, and further resistance is likely to surface on constitutional grounds.
