Ownership at the resort, through either of its two branded residential developments, qualifies buyers and their families for citizenship under the St Kitts and Nevis Citizenship by Investment (CBI) Programme: the oldest and most established programme of its kind in the world, running continuously since 1984.

These residences come with dedicated property management and a Director of Residences, and full access to the resort’s amenities, including three swimming pools, a spa, Nevis’s largest tennis complex, pickleball courts, multiple restaurants, and the resort’s Robert Trent Jones II championship golf course.

Both developments are backed by the same ownership behind the resort itself: Cascade Investments, the private investment vehicle of Bill Gates, which acquired the Four Seasons Nevis real estate in 2017 and has since invested more than $70 million upgrading the resort’s core infrastructure, including water systems and cooling infrastructure. For investors, that’s a meaningful signal of long-term institutional backing behind the asset underpinning their citizenship application.

Qualifying Investment Amounts

St Kitts and Nevis’ Citizenship by Investment Unit (CIU) sets the minimum thresholds for the real estate route at $325,000 for a qualifying condominium unit or share, or $600,000 for an approved private home, with a mandatory minimum holding period of seven years before resale. Within that framework, fractional shares at the Four Seasons villas and Nevis Peak Residences have both been structured to meet the qualifying threshold, giving investors a range of entry points depending on whether they want a smaller fractional interest or a larger whole-title residence.

Because pricing on specific fractional shares and units changes as inventory sells, it’s worth confirming current availability and exact share pricing directly with the resort’s exclusive sales partner, St Kitts & Nevis Sotheby’s International Realty, before finalising an investment plan.

Why St Kitts and Nevis’ CBI Programme Stands Out

Launched in 1984, the St Kitts and Nevis CBI Programme is the longest-running citizenship by investment programme in the world, and remains one of the most internationally recognised. Key benefits include:

  • Visa-free or visa-on-arrival access to over 150 countries, including the UK and the Schengen Area
  • Fast processing, typically within three to six months of a complete application
  • Multi-generational family inclusion, allowing spouses, children, and in some structures extended family members to be included
  • No requirement to renounce existing citizenship, since St Kitts and Nevis permits dual nationality
  • A tax-neutral environment, with no personal income tax, capital gains tax, or inheritance tax
  • Citizenship for life, passed down to future generations by descent

An Important Update: 2026 Programme Reforms

Investors evaluating this route should be aware that the St Kitts and Nevis government announced, in January 2026, a significant overhaul of the CBI programme’s requirements. The reforms introduce a “genuine-link” framework, moving the programme away from a purely transactional model toward one requiring a substantive connection to the Federation.

As things stand:

  • Biometric enrolment has been mandatory for all applicants since April 2026, including a photograph, fingerprints, and passport scan, at collection centres in St Kitts and Nevis, the UAE, and China.
  • Formal interviews are now required for main applicants and dependants aged sixteen and above.
  • A mandatory physical presence requirement is being phased in during 2026, though the government has not yet published a fixed minimum day-count or exact implementation timeline. Historically, the programme has not required applicants to visit or reside in St Kitts and Nevis at any stage, but that is expected to change as these reforms take effect.
  • Existing citizens are unlikely to be affected retroactively, based on current guidance, though this should be confirmed as formal regulations are published.

Given this, investors weighing the Four Seasons Nevis route now should treat the current, more flexible application process as a closing window rather than a permanent feature of the programme, and should expect final terms to be confirmed by the CIU as 2026 progresses.
