We at Global Law Experts are pleased to welcome Himanshu Goswami as our Exclusive Member for Real Estate & India. Himanshu joins the GLE community as a seasoned practitioner whose career bridges senior in‑house leadership at major Indian corporates with focused private practice advising developers, investors and institutional capital on complex real estate matters. His appointment strengthens our coverage of Real Estate law in India and adds a practitioner who regularly works at the intersection of transactional drafting, regulatory compliance and cross‑border investment structuring. We look forward to sharing his insight with businesses and individuals seeking pragmatic, execution‑focused legal advice.
Himanshu Goswami trained at the Campus Law Centre, University of Delhi, and has practised for close to three decades across corporate and real estate law. His career includes senior legal roles in blue‑chip corporations and market‑leading real estate groups, with responsibilities that combined corporate strategy and legal risk management at scale. These roles have informed a practice that is both commercially aware and technically rigorous an important combination for transactional matters and large development projects. His transition into boutique practice and firm leadership reflects a deliberate move to deliver specialised transactional and regulatory advice for clients active in India and the Gulf region.
Across his career, Himanshu has held senior in‑house positions, including a leadership role as Senior Vice‑President & Head‑Legal at a major listed developer, where he led legal strategy for large mixed‑use and commercial projects. More recently, he has been active in both the Indian and UAE markets: he co‑founded prior practices, led a strategic realignment of his domestic offering and launched H&P Law Associates to focus on transactional and regulatory mandates in the region. He has also been appointed to lead the Transactions & Regulatory practice at a Dubai firm, reflecting recognised expertise in India–UAE cross‑jurisdictional work.
Himanshu’s work has been recognised by leading industry directories and his market presence is regularly cited in legal press and panel invitations. He has been recommended in Real Estate & Construction practice categories by market rankings, and his public commentary and speaking engagements address both practical transactional issues and evolving regulatory regimes. This external recognition complements the mix of in‑house and private practice experience that underpins his reputation among developers, institutional investors and counsel teams operating across India and the Gulf.
Himanshu advises across the lifecycle of development projects and real estate investment transactions. Typical matters include site acquisition and title diligence, land‑use and municipal entitlements, structuring of joint ventures and development agreements, EPC and construction contract negotiation, leasing and hospitality arrangements, and dispute avoidance mechanisms. He is particularly practised in structuring inbound and outbound investments where FEMA, foreign investment rules and tax‑efficient holding structures materially affect deal economics. This full‑spectrum transactional capability makes him a natural adviser for developers, private equity and asset managers pursuing large‑scale or branded hospitality projects.
Cross‑jurisdictional experience is increasingly important for international real estate capital flows, and Himanshu’s India–UAE focus delivers practical advantages to clients. He routinely advises on holding‑company structures, exchange control considerations, investor protections and local approvals that shape the feasibility and returns of GCC‑linked investments into India. His recent leadership in transactions and regulatory work in Dubai demonstrates a working command of both jurisdictions’ deal mechanics and regulatory expectations a decisive benefit for investors, hospitality groups and developers organising cross‑border partnerships or branded residence projects.
At Global Law Experts, we seek members whose credentials combine substantive technical expertise with clear commercial judgment. Himanshu’s decades of in‑house leadership, recognition in respected legal directories, and ongoing engagement with India–UAE transactional work meet those criteria. He brings a board‑level understanding of commercial objectives together with hands‑on experience drafting enforceable contractual protections and resolving regulatory friction points skills that directly benefit clients facing complex project timelines and layered compliance obligations. For these reasons we are proud to feature him as our Exclusive Member for Real Estate law in India.
Real Estate law in India is shaped by a mix of statutory regimes, municipal land‑use planning, registered title systems and sectoral reforms. Recent years have seen increased regulatory attention to transparency and consumer protection, the strengthening of project‑level compliance regimes and a sharper focus on how foreign capital is structured into local vehicles. At the project level, common and persistent issues include latent title disputes, segmentation of approvals across municipal and state departments, RERA compliance and claim management under construction contracts. These legal and administrative complexities make specialist counsel essential for preserving project timelines and investor returns.
For cross‑border investors, additional layers such as FEMA compliance, tax treaty considerations and Gulf‑region holding structures materially influence how deals are priced and executed. Properly structured inbound vehicles, pre‑emptive diligence frameworks and pragmatic dispute escalation paths are therefore central to deal certainty. Counsel that understands both the commercial priorities of developers and the technicalities of local approvals and title systems adds measurable value to transactions.
Clients approaching Real Estate law in India should prioritise three practical steps: (1) early and comprehensive title and entitlement diligence to surface encumbrances and regulatory gaps; (2) deal structuring that aligns investor economics with regulatory reality, especially for foreign capital; and (3) contract drafting that clearly allocates risk and prescribes enforceable remedies and milestones. For developers and institutional investors, robust procurement and EPC documentation, coupled with a dispute avoidance strategy, protect project schedules and cost certainty.
When projects involve branded residences, hospitality JV structures or cross‑border funding, specialist advice on holding company design, foreign investment limits and the interaction of local approvals with financing documents is essential. Engaging advisers experienced in both Indian regulatory practice and Gulf‑region investor expectations reduces execution risk and supports predictable capital deployment. Himanshu’s practice is specifically oriented to deliver these outcomes for clients operating at scale across India and the UAE.
Businesses and individuals who will benefit from Himanshu’s counsel include developers undertaking large mixed‑use or residential projects, private equity and real estate funds entering or exiting Indian assets, hospitality groups structuring branded joint ventures, lenders securing project finance, global retail houses looking to enter or expand their India footprint and ultra‑high‑net‑worth owners with complex asset holdings. His pragmatic, results‑oriented approach is particularly suited to mandates where commercial objectives must be translated into clear contractual protections and executable documentation. Prospective clients should expect guidance that is legally sound, commercially aligned and execution‑ready.
Real Estate law in India continues to evolve, and projects that navigate title, approvals, financing and cross‑border structuring successfully require advisers who combine regulatory depth with transactional dexterity. Himanshu Goswami’s mix of in‑house leadership at scale, directory recognition and targeted cross‑border practice makes him an excellent addition to our Exclusive Member network. We at Global Law Experts welcome Himanshu and look forward to sharing his insights with clients, in‑house counsel and fellow practitioners seeking clear, commercially intelligent counsel on India real estate matters.
