Ownership at the resort, through either of its two branded residential developments, qualifies buyers and their families for citizenship under the St Kitts and Nevis Citizenship by Investment (CBI) Programme: the oldest and most established programme of its kind in the world, running continuously since 1984.

Four Seasons Resort Nevis, a beachfront property on Pinney’s Beach since 1991, now offers two distinct CBI-qualifying ownership routes.
Villas at Pinney’s Beach is the resort’s original branded residence collection: four- and five-bedroom beach homes, fully furnished and managed by Four Seasons, available as whole-title or fractional ownership. Fractional shares are structured around defined annual usage rights, from roughly five weeks a year at the lower entry tier up to thirteen weeks a year for larger shares, while still giving owners full access to the Resort Club, beaches, and dining.
Nevis Peak Residences is the resort’s newest development: 52 one- to four-bedroom condominium residences spread across four buildings on the resort grounds, which broke ground in April 2025. These residences come with dedicated property management and a Director of Residences, and full access to the resort’s amenities, including three swimming pools, a spa, Nevis’s largest tennis complex, pickleball courts, multiple restaurants, and the resort’s Robert Trent Jones II championship golf course.
Both developments are backed by the same ownership behind the resort itself: Cascade Investments, the private investment vehicle of Bill Gates, which acquired the Four Seasons Nevis real estate in 2017 and has since invested more than $70 million upgrading the resort’s core infrastructure, including water systems and cooling infrastructure. For investors, that’s a meaningful signal of long-term institutional backing behind the asset underpinning their citizenship application.
St Kitts and Nevis’ Citizenship by Investment Unit (CIU) sets the minimum thresholds for the real estate route at $325,000 for a qualifying condominium unit or share, or $600,000 for an approved private home, with a mandatory minimum holding period of seven years before resale. Within that framework, fractional shares at the Four Seasons villas and Nevis Peak Residences have both been structured to meet the qualifying threshold, giving investors a range of entry points depending on whether they want a smaller fractional interest or a larger whole-title residence.
Because pricing on specific fractional shares and units changes as inventory sells, it’s worth confirming current availability and exact share pricing directly with the resort’s exclusive sales partner, St Kitts & Nevis Sotheby’s International Realty, before finalising an investment plan.
